There is a lot of construction going on, some of it delayed and people are anxious to know more about the actual ground reality.

First things first. How does one reach Sohna Road?

Depending on where you are coming from, you can choose various routes. A map to this effect can be found below:

Route One: If you are coming from Delhi from the Dhaula Kuan Crossing, the landmarks would be:
Dhaula Kuan -> Take the NH 8 Highway towards South East -> Take the left from the Red Light Fork -> Take the Flyover and follow the route towards Gurgaon -> Keep on NH-8 past Mahipalpur, Shiv Murti, Delhi - Gurgaon Toll Gate and cross 5 Flyovers -> Cross Sector 32 and take the left cut on Rajeev Chowk. You are now on Sohna Road.

Route Two: If you are coming from South Delhi / IIT / Malviya Nagar / Qutub Minar side, the route would be:

Hi Folks ! Glad to be back to blogging after a long term of continous traveling and hectic deadlines.

India's Real Estate Market is booming like anything, and nothing seems to shock us anymore. Recently, a deal happened in Delhi which again outlines this fact.

An independent 800 sq yard bungalow in Vasant Vihar, Delhi has been taken on rent by an African country as it's consulate in India for a whopping Rs. 114 per sq feet per month. This means a deal of Rs. 16.5 Lakh per month, or Rs. 1.98 crore per year ! And to top it, an advance of two-year rent has already been submitted as advance.The prevailing rate in the nearby areas is Rs. 45-70 per sq ft. The house consists of 3 floors and a basement, with 4 bedrooms, a living room, a front garden, a terrace garden and a kitchen.

The reason stated for such a high premium is the lack of availability of independent bungalows in the area. This area is generally preferred for diplomats and foriegners due to its proximity to the airport as well as the diplomatic enclave.

So next time someone says that rents in Delhi are high, believe them !!!!

Housing Sector in India in 2007

Here's wishing all of you a VERY HAPPY NEW YEAR. May this year bring lots of health and prosperity to all of you.

The last year, 2006 , had been an excellent one for Real Estate in India. Prices, demand, construction, schemes, interest rates (:-)) all shot up. And apart from the last point, all have been beneficial to the industry in one way or the other.

So how will the Housing Sector perform in 2007? Will it continue the path that it took in 2006 or would we be witnessing a slowdown in the sector. My opinion is that 2007 might show a path for stabilisation of the Housing Sector in India.

Interest Rates for Home Loans in India continue to be in the double-digit mark, and might see some appreciation in this year. RBI itself has increased its repo rates. So this might harden the rates further.

Property prices in India have been increasing at such an alarming rate that properties are slowly going out of the reach of the common man, especially the middle class of India. Whether these prices are justified or this is another manipulated bubble, only time will tell. In today's world, the middle class has been the standing point and the driving force in any sector in India, be it retail or automobile. So Housing Sector might be riding a slightly skewed path by getting itself out of the reach of this huge market. That said, the current demand for infrastructure by the corporate segment in India and the subsequent demand for high-end homes might provide the necessary support for the Housing Sector in India.

The RBI has cautionedbanks to be extra careful while going to fund and finance the real estate sector. The high interest rates running currently will attract only genuine buyers in the long run. Speculators and investors have been low currently as due to the high prices, the sale of properties is becoming difficult. Also, the returns of investment are going down.

RBI on the other hand is trying its best to prevent increase in inflation. So floating loan buyers need not despair. The hard times may be a temporary phase. And 2007 might just bring in some changes to trigger a push to the Housing Sector in India
